Maurie Lawrence, Member
Maurie focuses her practice on the real estate development of all types of commercial properties, including horizontal and vertical mixed-use projects, retail and office parks, resort developments, residential subdivisions, and other planned communities. She assists clients with each stage of development, including contracting for or optioning of raw land, obtaining governmental permits and approvals, subdivision, and transition phases to associations. She has substantial experience in the preparation of declarations of restrictive covenants, cross easement and cost sharing documentation, condominium formation documents and complex development agreements, including development partnerships.
Maurie also regularly represents clients in a broad range of commercial real estate transactions, including representation of clients engaged in acquisitions, exchanges (including Section 1031 exchanges), dispositions of both improved and unimproved properties, financing, and leasing.
Representative Matters
Real Estate Development Experience:
- Represent developers of horizontal and vertical mixed-use development projects, involving complex financing, joint venture arrangements, and a myriad of development, financing and zoning issues.
- Represent developers in structuring “layers” of declarations and utilizing air rights to achieve desired level of control and cost-sharing.
- Represent developers in designing and implementing structures for separate ownership of different use components to achieve financing goals.
- Represent developers in residential developments including preparation of declarations, negotiation and preparation of residential lot purchase and sale agreements, preparation of form purchase and sale agreements and other marketing/listing documentation, formation and administration of property owners’ associations, and transition phases to associations.
Commercial Real Estate Experience:
- Represent regional banks in the purchase and development and/or lease of South Carolina bank locations.
- Represent all leasing aspects of performing arts campus including restaurant and office leases.
- Represent manufacturer in simultaneous disposition of over 10 properties.
